“Strana Development” is a Russian development company that builds residential and commercial buildings. Actively expanding in the capital’s market, the developer decided to play big and build a residential skyscraper.
The studio carried out an audit of the zoning and functional content of the public spaces: studied the target audience, analyzed the layout solutions and proposed the necessary improvements.

Who will live and work here?
Analysis of the target audience showed that the future buyers of the apartments are successful, ambitious people for whom status and a high level of comfort are important.
Grand lobby — a reason to be proud
We decided to restrict access to the grand lobby for outsiders and move the commercial areas into separate premises. Let this be a place for quiet relaxation and business meetings with beautiful lounge areas, art objects and greenery.
As many residents — as many needs and scenarios
We reorganized the common spaces so that they meet the needs of absolutely everyone — residents, their guests and even pets — and so that different usage scenarios do not overlap with each other.


Routes must become shorter and more convenient
After analyzing user journeys, we decided to optimize the routes by linking the residential areas with the restaurant. The original layout assumes that guests enter it from the street. Instead, it is necessary to create an additional passage to the restaurant elevators through the grand lobby, so that residents do not cross paths with other visitors and at the same time do not have to go outside in evening dress.
And what other functions are needed?
The best developers try to fill spaces with as many different useful functions as possible. We found out which of them are really needed and how to implement them in such a way that noisy events do not interfere with quieter and more peaceful leisure, and that there are cozy places for family and secluded recreation.
Do yoga or watch movies — on the roof
Above the sixth floor there is a huge open area accessible only to residents. We came up with how to integrate event spaces with an amphitheater, an open-air cinema, a workout and yoga area, a playground, photo spots and viewing platforms there.
This way, residents have more reasons to spend time outdoors in a beautiful and private space.
And in winter?
In addition to the main heated premises, we propose creating a glazed winter garden that is comfortable all year round.
Results
We took on a well-developed and competently designed skyscraper and found a way to make it even cooler — so that residents would want to spend more time here.
